RULES, CAVEATS & THINGS TO NOTE:
DOGS (No cats): You need permission for more than one dog AND all dogs over 50 pounds (send us a quick message!) We tend to allow one dog, up to 50 pounds or 2 smaller dogs (*Max 25 pounds at Starry Nights, Airstream & River Ranch). $50-75 pet fee. Please inquire about pets before booking with their breed and size!
NO HOLIDAY CHECK-INS. None, zero, zilch. We want to give our cleaners their well-deserved, family time. If opening presents Christmas morning and then jet-setting to an Airbnb Christmas afternoon is your thing, we are simply not your option (sorry).
NO VISITORS. We do not allow daily visitors at the property without permission.
Deposits: 50% Deposit required to reserve. Remainder 50% due 14-28 days prior to arrival.
Cancellations: Full refund for cancellations 60 days out (minus a $50 cancellation fee). 75% refund, if canceled within 28 days of arrival. 50% 14 days of arrival. No refunds for cancels within 14 days of arrival, UNLESS WE REBOO!!! **PLEASE NOTE: We will gladly refund 100% of everyone's rents regardless of timeframes "if your dates rebook in full" (minus a $50 cancellation fee). We rebook canceled dates often and well, we are really popular! But there is no promise and you can always purchase third party trip insurance!
MAGIC CABIN does NOT have access to the farm, instead it has its own private petting zoo and barn, level land and is unique on its own.
* All cabins are only 2-3 miles from the Watauga River.
** All cabins have basic Mr. Coffee Drip coffee makers (BYO coffee or BYO Keurigs).
BYO: Coffee, food, bathing supplies & we recommend your big beach towels. We supply a starter set of toilet paper, hand soap, dishwashing & laundry detergent (you may need to restock if staying more than a few nights). We supply linens, pillows, blankets, towels and have fully stocked kitchens (sans shared items like oil & spices, BYO).
